Who We Are

Nearly Five Decades of
Building What Matters

Northern Developments was built on an entrepreneurial spirit and a belief that rural communities deserve great development. Since 1979, that belief has guided every decision we’ve made — and helped us grow into one of Western Canada’s most respected rural-focused commercial real estate developers. That belief hasn’t changed. And neither have we.

Our Story

Built on an
Entrepreneurial Spirit

Founded in 1979 by J.H. Boytinck and his family, Northern Developments was forged by the entrepreneurial and pioneering spirit found in the hearts of so many early Albertans. Under the leadership of his grandson Arthur Boytinck, we have quietly grown into one of the industry’s most respected rural-focused commercial real estate developers.

Our Focus

Rooted in Rural Alberta

We take enormous pride in our land stewardship, our partnerships with municipalities, and the success of our tenants. At our core is an uncompromising commitment to the growth and sustainability of Western Canadian communities — counted not in years, but in decades.

As non-urban municipalities work to retain residents and maintain a tax base, right-sized retail, industrial, and agricultural developments are becoming essential to their future prosperity. Our experience working with local governments on land assembly, permitting, and approvals creates ideal conditions for tenants, residents, and communities alike.

Our Growth

A New Chapter,
The Same Commitment

In 2022, we strengthened our dedication to growing our retail, industrial, and agricultural holdings by appointing Sidney Waskiewich as President and Melanie Ducholke as Vice President, Finance & Accounting. With a renewed leadership team we are positioned to become one of Western Canada’s most agile and opportunistic rural-focused commercial development and investment groups.

Our Values

The Northern Way

Entrepreneurship. Teamwork. Ingenuity. Community. For nearly five decades these principles have shaped our culture — and they will continue to do so for the next 50. This is who we are. This is the Northern way.

Our Principles and Standards that guide our work

Values that shape our decisions, relationships, and our long-term commitments.

01

The Golden Rule

We treat everyone — clients, colleagues, and communities — the way we’d want to be treated ourselves. Honesty, dignity, and respect are non-negotiable.

02

Customers First

Our clients’ needs come before our own. We show up professionally, respond promptly, and never lose sight of who we’re here to serve.

03

Integrity

We say what we mean and do what we say. Our word is our commitment — and our behaviour reflects it, every time

04

Accountability

We own our outcomes. When things go right or wrong, we step forward, not back — and we hold ourselves to the same standard we hold others

05

Collaboration & Learning

We build each other up. Every voice matters, every perspective has value — and we grow stronger as a team when we share what we know and stay open to what we don’t.

06

Stewardship

We think in decades, not quarters. We protect our brand, honour our commitments to stakeholders, and build a company that future employees will be proud to join.
